Questions answered
The details of borrowing can feel complicated. We have answered these questions hundreds of times and are happy to answer them again for you.
What happens after I submit my application?
Your loan officer will review your information and call you within the same business day. They will walk you through what comes next, ask any follow-up questions, and give you a timeline for the rest of the process. You will have their direct number and can call them with questions anytime.
How long does the mortgage process take?
Most loans close within 30 to 45 days from application to funding. Your loan officer will give you a specific timeline based on your situation. Some loans close faster and some take longer, depending on what you are purchasing and what documents need to be verified.
What documents do I need to provide?
We will ask for proof of income, typically pay stubs and tax returns. We verify your bank accounts, employment history, and credit. If you are self-employed or have other income sources, we will ask for additional documentation. Your loan officer will tell you exactly what we need and when.
Can I get an answer on the weekend?
Yes. We are open Saturday, and your loan officer will respond to your calls and messages. If you call Sunday evening with a question, we will get back to you Monday morning.
What if I have bad credit or past financial problems?
We work with borrowers in many situations. Late payments, foreclosures, and bankruptcy do not automatically disqualify you. We will look at your whole picture and talk through what happened. Call us and we will tell you where you stand.
Do you offer different loan types?
We offer conventional loans, FHA loans, VA loans, and USDA loans. We work with first-time buyers, repeat buyers, borrowers with investment properties, and borrowers refinancing existing mortgages. Your loan officer will recommend the loan type that fits your situation best.
What is the closing process like?
Your loan officer coordinates everything with your real estate agent, the title company, and the seller's side. A few days before closing, you will review your final paperwork. On closing day, you will sign documents and fund the loan. Your loan officer will walk you through the whole thing.
What if I have questions after I submit my application?
Call your loan officer. That is what they are there for. You will have their direct number. We answer calls Monday through Saturday and respond to messages the same day in almost every case.
